Good morning. Staff has completed its third review of THE RESERVE PRELIMINARY PLAT - PL-PPLAT-22-0001 project, I have included below a link to staffs comments for your review. Please review staffs comments and follow up with me once you are ready to resubmit your materials addressing staffs comments, I will send you a File Request link to upload your revised submittal. Please include a detailed narrative that corresponds to each of the comments noted in the summary sheet. Additionally, please include a completed correction/revision form to aid in proper routing of your submittals. Per Gig Harbor Municipal Code 19.02.006.A the applicant shall have 90 days to submit the necessary information or revisions, or request a decision on the application. If the applicant responds in writing and indicates that more than 90 days is required to provide the additional information or revisions, the director may accept a reasonable timeline for submittal of all information requested or revisions. In addition please be aware that staff was unable to pull a summary report for the Revised Geotechnical Report, staffs comments are noted in blue within the report so please review the report to ensure that you have all of staffs comments. Lastly, as this is staffs third review a fee of $800.00 is required prior to staff providing review of the fourth revisions, an invoice will be included for the $800.00 fee once a link has been requested to upload the revisions. Please let me know if you have any questions. REVISION / CORRECTION FORM STAFF REVIEW COMMENTS: Please be advised that this review requests additional materials and/or clarifications needed to complete the review and approval of your project. This letter officially stops the 120-day review timeline for your application per GHMC 19.02.007(B). The clock will be restarted following the submittal of all requested items in this letter, consistent with the provisions of the code. Submittals which only address portions of the materials requested will not re-start the review clock. Submitting Corrections: Please be advised that the City requires that you include a City of Gig Harbor Revision/Correction form with your re-submittal. Please be advised that responding to this letter is considered a correction. A copy of this form is attached to the letter for your use. Copies can also be obtained at the front counter or on-line in a form-fill-able version. Submittals received without the form, may be returned. 90-Day Correction Deadline: Please be advised that the GHMC provides a standard 90-day timeframe for applicants to submit revisions and additional information in response to a review/corrections letter. If materials are not submitted within 90 days, the City may start the process to close your application file for inactivity (See GHMC 19.02.006). If for some reason you anticipate needing additional time to respond to this letter, please advise me of your timeline and when materials can be expected. Correction Fees: Please be advised that if this letter is in response to the third submittal for this project. The Planning Department review fees paid at the time of application include the review of three plans sets (the initial submittal and two revisions) and preparation of documents for approval/hearing. The department charges additional hourly review fees for review of additional submittals after the 3rd review (the 4th submittal). Once you reach the 4th submittal you will be required to submit $800 with the submittal to cover the minimum 8 hour review fee,and will be billed for any additional review hours at a rate of $100/hour.

ENGINEERING COMMENTS ADDRESSING TIA-CRC EMAIL TO APPLICANT Good morning. Engineering staff has requested that comments related to the Traffic Analysis Report be forwarded on ahead of the remaining city staff comments, I have attached the Summary comments from the Traffic Analysis dated 01.08.22 and included below the Engineering Division comments. Staff is hopeful to receive your comments prior to the city review deadline of Feb 24, 2022. Please follow up with Shelbi Meyer at smeyer@gigharborwa.gov if you have any questions. Engineering Division comments: TRANS-CRC WFR: Traffic Analysis Report dated 1.18.2022 needs to be resubmitted with revisions addressed. A TCRC application will need to be submitted with 14 trips reserved (concurrency model purposes). As of Jan. 1, 2022 City TIF rate is $5,582. ($5,582)*(0.94) = $5,247 rate per SFDU When calculating trips, do not round down. (14 SFR)*(0.94) = 13.16 PM trips For concurrency model purposes, 14 trips will be reserved. For Traffic Impact Fee, applicant will be charged by: ($5,247)*(13.16 trips) = $69,050.52 Please see attached CAM for more information on how the TIF fees were calculated.

Darton, I neglected to make an adjustment on the fees for the Alternative Landscape Plan fee. Per the Gig Harbor Fee Schedule item B. Land Use Permit Application Fees , items 3 through 14 of the land use fees, when two or more permits are consolidated and processed concurrently, the highest cost land use permit shall be charged the full fee and all other land use permits are charged by 50%. The Alternative Landscape Plan falls under item 5b and is thereby reduced from $630.00 to $315.00. I have attached the updated invoice to reflect the reduction

Staff has scheduled your intake appointment for Tuesday, January 25, 2022 at 10:00 am for an electronic review of your submittal materials, I have included below a link to upload your documents. Please have all your documents uploaded by 5:00 pm on Monday, January 24, 2022. Please upload documents separately using standard naming conventions so attachments can be easily identified for plan review. For example: Floor Plan, Site Plan, Narrative and Legal, Calcs, etc. Please be sure the files are standard PDF, flattened and unlocked so that approval stamps and redlines can be applied. Once the submittal has been reviewed by staff and deemed Complete An invoice for payment will be sent to you at that time. Please DO NOT attempt to submit payment until after you have received an invoice as staff requires a final review of the invoices to ensure accuracy. Lastly, the intake is viewed electronically by staff, attendance by the applicant is not required. The applicant will be notified once a determination of Complete or Incomplete has been made.
